Block 20 will be a large mixed-use complex planned for the area on Mill Street, behind Maple House at Canary Landing. Construction has been delayed as the land was appropriated by Metrolinx for work on the Ontario Line, so construction is unlikely to begin until 2027 at the earliest.

The CDNA is in direct communication with developer, the City of Toronto, and Waterfront Toronto, providing the community's guidance and perspective as plans unfold.

Why It’s Important

This block will represent the first significant infusion of office space into the area: 23,872m² according to current plans, as well as retail space at the ground floor. It is quite large and will also bring more than 700 new residential units into the area as well.

The Story

Block 20 will be among the last buildings erected in the neighbourhood. Like most of the other buildings in the area (anything with the word “Canary” in its name, basically) It is being built by developers Dream and Dundee Kilmer, designed by Henning Larsen Architects and architects — Alliance. 

This project is the MZO-twin of the Dominion Foundry site, as it received a Minister’s Zoning Order from the provincial government on the same day in October 2020. This MZO allowed the project to bypass much of the normal municipal planning process, however Metrolinx has appropriated the land temporarily while the Ontario Line is being constructed along the railway corridor. The land will likely not be released until 2027.

Dream, the developer, has a track record of being open and welcoming to community engagement. We look forward to sharing more information about the project as things develop.
